How much salary you need depends on the price of the house, the size of the loan and your other debts. A practical way to plan is to check that the monthly instalment stays within about 30% to 40% of your take-home pay.

Salary needed by property price

The table assumes a 10% down payment and a 30-year loan at 4% a year. It shows the monthly instalment and the take-home pay needed to keep that instalment within 40% and within 30% of your pay.

Why 30% to 40%?

Lenders look at your Debt Service Ratio (DSR), which compares all your monthly debt payments with your income. There is no single legal limit and each bank decides, but a DSR under 30% to 40% is generally seen as comfortable, while above 60% to 70% usually needs a strong income profile or collateral.

Banks use gross income and all your debts

Banks assess your gross income and count other commitments such as car loans and credit cards. The table uses take-home pay as a simple planning guide, so your actual approval can differ.

Other costs to budget for

Legal fees, stamp duty and valuation fees are separate from the instalment and are not included in these figures.
